Check in is anytime after 4:00pm. Check out is by 11:00am. We are busy making accommodations squeaky clean for new guests between 11:00 and 4:00.

Reservations: a non-refundable deposit of 50% of the rental rate before tax is required at time of reservation for major holidays and for the months of May, June, July, August, and September.

NIGHTLY MINIMUM STAYS

We require a two night minimum for advanced reservations in the off season, we can accommodate single night stays with short notice, or if there is a “one night window” of availability, it’s always worth writing or calling to see if we can accommodate one night.

For future seasons, we require a 4 night minimum stay, as we get into spring the nightly minimum goes down as the calendar fills out, again, we often have windows of less nights available, so please feel free to inquire.

CANCELLATION POLICY FOR INDIVIDUAL ROOMS AND CABIN

Cancellations with 14 or less days of notification will be charged in full for all reserved room nights during the months of May, June, July, August, and September.

CANCELLATION POLICY FOR GROUPS AND WHOLE INN RENTALS

A 50% deposit is required at the time of reservation. The cancellation fee with more than 30 days notification is the amount of the deposit. Cancellations with less than 30 days notification will cost the entire amount of the reservation for the months of May, June, July, August, and September.

Reservations for future seasons and whole property rentals require a four night minimum reservation and a non-refundable 50% deposit. We implement this policy to deter “tentative” bookings.

OFF SEASON CANCELLATION POLICY

Cancellations with 14 or more days notice, will be charged a one night or 25% fee of reservation amount, whichever is greater. Cancellations less than 14 days before stay, will be charged 50% of the original reservation amount.

If you reserved through another booking platform, those policies supersede any policies on the Juniper Lane Guest House website. Please book direct with small independent lodgings, you’ll save yourselves and the proprietors money and give less to corporations that have been taking over the lodging industry in our tiny group of islands.

The Inn is not appropriate for children under 12 unless your party has reserved the whole place. We have the cabin for families with children under 12 years old.

Our permit does not allow us to accommodate dogs or pets because of our neighbor’s surrounding sheep farm.

Trespassing is not allowed on our neighbor’s surrounding property, our property is within the fenced area, we are very blessed to have their farm with sheep and horses to look at, please do not try to call the animals to you.

Smoking is not permitted inside the Inn or Cabin.

The hammocks are for relaxing, please do not mistreat them by swinging wildly. No more than 2 people at the same time are permitted to use them. If you are a larger person, then just one person at a time.

We reserve the right to refuse accommodations to anyone.

Guests understand that loud noise after 10 p.m. and before 7 a.m. is inappropriate and not tolerated when renting an individual room. If your party has rented the whole Inn, this will not be an issue as you are amongst yourselves inside. If your party has reserved the entire Inn noise would only be an issue to neighbors if you had loud amplified music outside or people yelling outside late in the night. For obvious reasons, we cannot have that situation. Guests will be responsible for any and all damages and or disturbances.

We require a refundable $500.00 damage deposit for groups renting the entire Inn or whole property.

Taxes: Posted rates do not include 10.4% Washington State and San Juan County sales/hotel tax.

When parties book direct with our lodging establishment, all fees aside from taxes are built into the nightly rate. Booking through corporate platforms like Airbnb and Vrbo have a number of additional service and cleaning fees.
